Pre-Construction Activities
Although the preconstruction phase of a project is abstract, it’s necessary to assure a successful outcome. You need to have real people collaborating in real time in order to create functional designs, accurate cost estimates, reasonable schedules, and realistic budgets. The activities that make up the preconstruction phase require the same collaborative fabric that knits together a skilled construction crew. The preconstruction phase of a project is complicated; you’re outlining everything needed to run a smooth project which is already a highly choreographed dance between people, equipment, and materials. TN Parker Construction excels in guiding Owners through this process.
- Define Project Scope: Identify Owner’s objectives in regards to space utilization, functionality, and desired quality of finished product.
- Establish Project Budget: The project budget should be determined and communicated early in the process to assure that the project is financially feasible. The budget should cover pre-construction services, design services, project entitlements, utility connection and other development fees, cost of general construction, FF&E, cost of moving/relocation, cost of insurance, cost of bonds, legal fees, financing costs, and any other costs anticipated to achieve full use of the proposed facility.
- Assemble Project Team: The project team is made up of the Owner, Architect, multiple engineers, vendors, subcontractors, and skilled workers who will execute the project plan. By selecting the project team early in the process, we can include the expertise of our Vendors and Subcontractors in the design and product selection process to ensure budget compliance and product availability.
- Material Specification: When it comes to selection of project materials, lead time and cost should be factored in at early stages to assure budget and schedule compliance.
- Permits and Inspections: Licensed contractors complete projects by the book, which means meeting code regulations, pulling permits and having the work inspected for compliance. Preconstruction thoroughly assesses risks and what could be done to mitigate them, including evaluating the construction site and understanding the permit and inspection requirements prior to starting.
- Establish Communication Plan: Project communication is key to a successful project from conception through completion. This is done by creating a communication plan that’s accessible and reliable for everyone involved in the construction project. The better the communication during preconstruction, the better the project.
- Create Project Schedule: We will develop a comprehensive project schedule that includes all pre-construction and actual construction activities to give you an accurate timeline for your project’s completion. Our schedules cover design development, permitting requirements, material lead times, skilled construction activities, decision-making and approval processes, inspections, and all other activities related to the project. In the end, you will have a comprehensive schedule that provides a finished product in the most efficient timeline possible.
- Value Engineering/Sustainability/Life-Cycle Costing: We offer insight and recommendations to maximize your building’s sustainability and efficiency including ways to save money operating your facility over the long haul. We look at first cost, commissioning costs, maintenance costs, and de-commissioning costs and assess how each of these are related to the Owner’s expectations and overall projected facility needs.
- Design: Our team works cohesively to incorporate the defined project scope, budget, schedule, materials, applicable building codes, and sustainability requirements into the project documents to assure efficiency and accuracy throughout the process and, most importantly, in the end.
Design / Build
Through the design-build method, TN Parker Construction accepts responsibility for all phases of design and construction. This includes architectural design, space planning, FF&E planning, geotechnical engineering, structural engineering, mechanical engineering, electrical engineering, securing agency entitlements, site preparation, and construction. In this method the Owner manages only one contract with a single point of responsibility. Any changes are addressed by the entire team, leading to collaborative problem-solving and innovation, not excuses or blame-shifting. While single-source contracting is the fundamental difference between design-build and the old ways, equally important is the culture of collaboration inherent in design-build.
Acting as the design-builder, TN Parker Construction acts as your team captain and assembles and manages the entire project team by selecting/recommending design and construction firms with experience relevant to your project. We then work collaboratively with that team to create a cost-efficient and effective plan for your facility. By guiding the team from the beginning, the entire process is streamlined, cost-efficient, enhances communication, assures compliance with Owner’s objectives, and ensures precise schedule creation.
CM / GC
The CM/GC project delivery method is similar in many ways to the Design/Build delivery method in that TN Parker Construction is involved in the entire pre-construction process providing most of the services that we would as a Design/Build GC except that we are acting as a consultant to the Owner and design team rather than the team captain. While not responsible for creating and delivering the construction documents, we offer extensive support working side by side with the Owner and design team to source materials, create schedules, and prepare budgets as the design progresses. By selecting TN Parker as your CM/GC early in the process, we begin learning the project requirements as they’re defined and we provide guidance to both the Owner and Design Team in terms of budget, schedule, and quality expectations to eliminate unknowns and assure a best-value design solution. Through this method, we can streamline the entire construction process by getting a jump start on it while design and permitting are still in progress.
Traditional General Construction / Competitive Bid
While we prefer and excel at both Design/Build and CM/GC contracting, TN Parker still provides traditional general construction services through competitive bidding processes. Through this contract method, we become involved after the project design and specifications are complete. We simply quote the labor, materials, and equipment to complete the proposed project as designed and specified. Through this method, we provide a single lump sum fixed contract amount.
Self-Performed Design & Construction Services
TN Parker Construction maintains a team of highly qualified design professionals, construction management professionals, and skilled craftsmen who have allowing us to self-perform our work in many areas. Our team is able to self-perform design, budgeting, space planning, scheduling, contracting, permitting, layout, demolition, excavation, concrete form and flatwork, rough carpentry, finish carpentry, door and hardware installation, window installation, metal stud framing and drywall installation, painting, and installation of most specialty and furnishings items.
Being able to self-perform many specialty construction trades is beneficial for several reasons, including:
